I'm a licensed California real estate broker and an active investor. Since 1990 I've acquired, financed, and managed residential rental property across California, Arizona, and Virginia — handling the acquisitions, the financing, the tenants, and the capital improvements myself. When I advise, I'm speaking from a portfolio I still own and operate.
My foundation is in credit. I began in the 1980s underwriting and originating residential and investment mortgages, and managing mortgage collateral for the Federal Home Loan Bank of San Francisco. That work taught me to read a property, a borrower, and a loan file for exactly where the risk sits.
I then spent nearly two decades building risk and compliance programs at the highest level — as Senior Vice President of International Risk Management at Visa International, and later as Director of Risk Management at the IRS. I wrote the policy frameworks, trained the teams, and answered to the regulators. Few real estate advisors bring that discipline to a transaction.
Today I put all of it to work for agents, brokers, investors, lenders, educators, and schools — as a consultant, a broker of record, and an instructor for real estate pre-licensing and continuing education. Practical, compliant, and grounded in decades of doing the work.
